All Realtors® are real estate agents but
not all real estate agents are Realtors®. In Texas, to be a real estate agent, one must fulfill
educational requirements, pass a difficult licensing exam administered
by Texas Real Estate Commission and be granted a license by the State
of Texas. The term “Realtor®” is a registered trademark
reserved solely for active members of the National Association of Realtors®.
A Realtor® must swear to a higher code of ethics and
this membership grants access to the local Board of Realtors® and
the multiple listing service (MLS.)
Broker and Agent.
A broker is one who buys or sells for another in exchange for a commission.
A real estate broker must have a real estate broker’s license which
requires more education and experience than an agent's license as well
as a separate licensing exam. An agent must work under the license of
a broker but a broker may work independently.
Certified Residential Specialist (CRS.)
This designation requires advanced education and a minimum experience
level. It is designed to designate an agent of superior ability and a
continuing commitment to excellence through a membership with the Council
of Residential Specialists. Only 4% of all Realtors® across the country
are CRS agents.
Accredited Buyer’s Representative (ABR.)
This designation also requires advanced education and a minimum experience
level. It is designed to designate an agent of superior ability and a
continuing commitment to excellence in aiding buyers through a membership
with the Real Estate Buyer’s Council. Only 4% of all Realtors®
across the country are ABR agents.
